We provide a complete self build mortgage advice service which helps borrowers planning to build their own home, renovate or convert their existing property get the finance they need.

Unlike standard residential mortgages where the money is released as one single amount, self build mortgages are released in stages as your build progresses with typically 10% held back or retained until the build is complete.

Just as each self build project is different, each lender has their own individual requirements and some will even lend money on the purchase or value of the land. The rest of the funds are then released in stages, usually 5-7 depending on both the project and the lender. Some lenders are more flexible than others in regards to these stages.

During the building stage, some Self Build mortgage lenders will allow up to 75-80% of the property value to be borrowed at each stage. It is less common for lenders to offer advance stage payments in the current market i.e. the money is released at the beginning of each stage to pay for the build. Payment in arrears is the norm and poses cash flow questions for the borrowers as the money will only be released on completion of each stage.
